Introduction

Fernleigh is an attractive modern, detached guest house in a quiet, central area of Lynton within short level walking distance of shops, post office, cafes and restaurants, Tourist Office, cinema and churches. Yet a few minutes away from stunning scenery and cliff top walks.

Pre-Arrival

• We have a comprehensive web site at www.fernleigh.net and a brochure should you require it. There are downloadable maps on our web site to get you here safely or alternatively we will send you a map with your confirmation letter.
• The 2 nearest railway stations are Minehead and Barnstaple and buses 309 and 310 run between Barnstaple and Lynton and bus 300 between Minehead and Lynton.

Arrival & Car Parking Facilities

• Fernleigh has a large level tarmac and gravel Car Park with 6 designated spaces, enough for all our guests and within a few yards of the front door. All cars can come and go at will even when full and can park comfortably with rear access to the vehicle. The car park has all night low lighting with extra security lights, movement activated. Luggage will be transferred from your car to your room on request.

Main Entrance & Reception

• Fernleigh's main entrance has 1 low step into a bright Reception area with seating. There are a large selection of leaflets, brochures and books on what to do and where to go. Here you will be greeted and be given a comprehensive tour of the guest house. There is a bell in reception should you require service. There is an alternative side entrance where we have a boot park for muddy shoes and walkers paraphernalia.

Public Areas - General (Internal)

• From reception there are wide easy stairs, all with handrails up to 3 floors. There are bright roomy landings all with plenty of windows and all areas are carpeted. A modern fire alarm system is fitted with emergency break glass on all floors and heat or smoke detectors in all rooms.
• We have a house phone system available to guests and all rooms and lounge are Wi-fi for internet access.

Public Areas - WC

• Directly off the reception there is a large toilet and wash basin with coat hooks.

Lounge/ Dining Room

• From reception there is a door into a spacious bright lounge beautifully decorated and with armchair and sofa seating. There is a television fitted with Freeview. Lighting is bright spot or subdued wall lighting, plus there is a large ceiling fan.
• Up 3 wide easy steps with handrail to dining area with all one wall glass sliding doors onto large patio. The breakfasts are waiter /waitress service with help yourself cereal bar.

Outdoor Facilities

• There are 2 benches outside for relaxing and table and chairs on the patio.

Bedrooms

• All bedrooms have en-suites (with windows) and are fitted with T.V, clock radios, hairdryers, individual central heating, fans in summer, and are carpeted throughout. There is a comprehensive hospitality tray with tea/coffee, hot chocolate and biscuits.
There are large family, double, twin rooms and we allow smaller rooms for single occupancy.

Fernleigh Guest House Terms & Conditions


Booking

Credit card details are required to act as a booking guarantee. A deposit for 30% of your booking will be taken from your card at the time of confirmation of your booking. We advise you to take out holiday insurance in case you must unavoidably cancel your reservation with us. Requests for special diets etc should be made at the time of booking.

We try to ensure that all rates quoted are accurate. However, in the unlikely event of a rate calculation error, we reserve the right to amend our quotation. Should this occur, we will advise you by e-mail to the address supplied within 24 hours. You may then either accept the revised rate or cancel your booking without incurring any cancellation charges.

We try to maintain accurate room availability information for our on-line booking service. However, in the unlikely event that the accommodation booked has already been offered to another guest through direct contact with us, we reserve the right to cancel your booking, within 24 hours of it being made.

Cancellations

Fernleigh is a small family run guest house and as such we try to treat genuine cancellations sympathetically. However in the unfortunate event of a cancellation deposits are non-refundable. If you have to cancel your booking for whatever reason, it is in your best interest to notify us as soon as possible so we can try to re-let the room. Fernleigh reserves the right to charge up to 75% cancellation charges of the original booking. We will waive these charges where we can re-let the rooms at equal terms to the original booking, however this waiver is discretionary. No reduction can be made for temporary absence, meals not taken or for departure earlier than booked.
We strongly recommend holiday insurance to avoid disappointment, especially on long bookings.

Restrictions

The guest house is completely non-smoking according to law. We accept children 9 to 15 years in our family rooms at half price or less when accompanied by 2 adults. Small friendly dogs are accepted in our small twin room and our self-catering apartment, both of which have external doors onto our car park. Dogs are not allowed in either the public parts of the guest house or any other room.

Payment of balance

Credit/Debit cards as displayed, cheques and cash are all accepted. Accounts are to be settled in full before departure.

Car Parking


Car parking is free in our own car park, 1 car per room (the car goes in the Car park!)

Arrival and Departure Times

Your room will be available from 2.00pm on day of arrival (3.00pm for the self- catering apartment) but should you wish to arrive earlier, we can store your luggage and will make every endeavour to ready the room. Please advise us if you expect to be later than 6.00pm and normally we do not accept arrivals, except by arrangement, after 10.00pm. On departure we would ask that you vacate the room by 11.00am to facilitate cleaning.
